Bonterra Builders Warranty Policy

Each Bonterra Builder home comes with a complimentary 1 year total “Wall to Wall” coverage program. What this means to you is everything in your house is covered with the exception of cosmetics, such as nicks, dings, scratches and chips. Each and every Bonterra Builder home is closed 100% complete, insuring all cosmetic items are resolved before closing. Furthermore, your Personal Construction Manager, a familiar face to you, will make a courtesy visit 30 days after you close. At that time, your PCM will address any questions or concerns you have before turning you over to our outstanding warranty department.

Any questions that you have can usually be answered by referring to your Warranty Manual. However, we wanted to go over some of the most frequently asked questions.

Bonterra Builders Warranty FAQs

Question: “I am past my 1 year anniversary closing of my home and no one has contacted me from Bonterra Builders regarding my 1 year walk through?”

Answer: It is the homeowner’s responsibility to submit an itemized list for each item they feel is warrantable. After you submit this list, you will be contacted usually within 72 hours. There is no automatic one year walk through.

Question: “I have reviewed the warranty manual and feel I have warrantable items to submit. How do I submit these items to Bonterra Builders?”

Question: “I have a warrantable item that is an emergency such as; interior water leak or loss of heat in the winter. What should I do?”

Answer: Please refer to the emergency phone # located on the inside of the kitchen cabinet and call the subcontractor directly. After you have contacted them, please submit the item to the warranty department at Bonterra Builders for our records.

Question: “What is the warranty coverage for my landscaping/yard?”

Answer: Provided your landscaping/yard has been watered adequately, (1”of water per week) these items are warrantable for 30 days. Bonterra Builders is not responsible for drought conditions. For areas that were sown with grass seed, Bonterra Builders considers this a “Starter Yard” and there is no warranty. Question: “What is covered under my 2 year warranty?”

Answer: Certain portions of your Plumbing, HVAC, and Electrical systems are covered for 2 years. Your HVAC system must be properly maintained in order to receive the full coverage benefits. Please refer to your warranty manual for specifics. For the maintenance steps you must perform on your HVAC system please refer to the Agreement paperwork you received at your closing. You can also enroll in “Priority Customer Energy Savings Agreement” to ensure you have professional routine care on your units. This also places you at the top of the list as a “Priority Customer”, where they offer a 24 hour “Emergency Response” to you. Please click on the link to learn more : www.mtbmechanical.com.

Question: “What is covered years 2-10?”

Answer: Major structural defects are covered for up to 10 years. Please refer to your warranty manual for definition of major structural defects.

Question: “How do I know if an item is warrantable?”

Answer: Please refer to your Quality Builders Warranty Manual.

Question: “The caulking around my tub is dried out. Is this covered?”

Answer: No. Homeowner’s maintenance items are not covered by your warranty. This means the homeowner is responsible for all caulking, light bulbs, filter changes, etc…

Question: “I have noticed a few nail pops in my home. Is this covered?”

Answer: Bonterra Builders offers as a courtesy a 1 year nail pop service. We will, at your written request, during the first year come in and fix any nail pops. We suggest waiting until year end to allow as many seasonal changes as possible. This is a one time service. Please note if you custom paint, (i.e. change colors) Bonterra Builders will not paint the repairs.
